What selling without an agent means

When you sell directly to us, there's no listing agreement, no commission, no staging, no photos and no showings. You deal with one buyer and get a written offer. Since the 2024 National Association of Realtors settlement, commissions in many markets are more openly negotiated, but on a traditional listing the seller still often pays the listing agent and sometimes contributes toward the buyer's agent.

The real costs either way

Whichever way you sell in New York, there are some costs you will usually have: your own attorney, the state transfer tax ($2 per $500 of the sale price, normally paid by the seller), and payoff of any mortgage or liens. With a listing, add commission, pre-sale repairs and cleaning, months of taxes, insurance and utilities while it's on the market, and the risk of a buyer's financing falling through. With us, there are no commissions or repair costs, but our offer is priced for the house as-is.

When an agent is the better choice

Honestly, for a well-kept house and a seller with time, a good local agent will often get you a higher net price. We suggest getting a free market analysis from an agent and comparing it with our written offer. Choose whichever leaves you better off.

For-sale-by-owner vs. direct buyer

You can also list it yourself (FSBO). That saves commission but you handle pricing, marketing, showings and negotiating with buyers who usually need a mortgage. Selling to a direct buyer skips those steps.

Questions to ask any cash buyer

Ask for the offer in writing. Ask whether they will buy it themselves or assign the contract to someone else. Ask what contingencies there are, who pays which closing costs and whether there is any fee. Have your own attorney review the contract. We welcome all of these questions.
